The Joys of Villa Living

Not all villas are in 55+ neighborhoods, though that can have its advantages.

Villas, they are not quite a house, not quite a condo but often represent exceptional value for small families, singles and retirees.

Offering a community lifestyle, with pools and clubhouses, the developments around Sarasota provide a wide variety of choice.

Located in the Bee Ridge and Beneva area is Village Green, a colony of 1975 villas with community pool. Currently listed is 3100 Village Green Dr., #1124 that offers 1,323 square feet of living space, and $75,000 as a short sale.

Down Beneva and south of Clark, is an elegant neighborhood. One unit is on the market now, 3665 Gleneagle Dr., and this three-bedroom, two-bath unit with two-car garage and 1,730 square feet is, again, a great value. The list price is only $134,900 and it not a distressed sale.

For more in-town living, 2718 N Orange Ave. is a larger villa and built in 2009. With three bedrooms, three bathrooms and a two-car garage, 2,026 square feet of living space, it brings a fresh modern look with granite counters and whirlpool tub. This property is listed for $155,900.

Maintenance free and free standing, this villa at 4173 Rosas Ave. in the north part of town offers not only a great unit in itself, but also amenities in the community. With a heated pool, tennis courts in Casa Del Sol, plus convenient shopping, it is worth seeing for $169,500.

For someone preferring a 55+ community, Lakeshore Village, south of Clark between Beneva and Sawyer, continues to be a popular choice. The unit at 4036 Wilshire E Cir. offers 1,783 square feet, with three bedrooms, two baths and a two-car garage. It is listed for $179,000.

For golfers who also enjoy a bit of poolside fun, Chelmsford Close in the northeastern part of town is a good choice. Built in 1991, 3442 E Chelmsford Ct. has two bedrooms, two baths and a two-car garage, with 1,649 square feet. That is a great deal of living space and amenities for $228,000.

In Prestancia are Villa Palmeras, and 4460 Calle Serena exemplifies the quality of lifestyle expected in Prestancia. With 2,115 square feet, two beds, two baths and a two-car garage, there is ample space to exhale. The community is gated, has a golf course, heated pool and security.
