Does Lakewood Ranch have a "Real Estate Season"?

 As Lakewood Ranch celebrates its 20th anniversary this year, now is the perfect time to reflect on some of the changes in our master planned community, especially the idea of a “season” with regard to real estate sales. Typically, the West coast of Florida sees an influx of tourism from October to April with the bulk of real estate sales within that time period.  Unlike most areas, Lakewood Ranch does not have a large drop off in sales during the summer months.  Last year, there were 198 homes sold in the Ranch between June and August.  There were 174 homes sales this year between February -April, 11% less than the prior summer.  Many question, “Why was there was more activity during the off-season?”  Lakewood Ranch is a growing, affluent community that continues to expand with over 1,200 businesses and a median age of 45. The influx of youth in the Ranch has also been enhanced by the lifestyle and numerous amenities as well as A-rated schools.  With over 8,500 homes and 100 neighborhoods, Lakewood Ranch is not just a destination but a community people want to call home. So before you think that this is not the time to sell, think again. With an average of 250 homes on the market heading into summer, inventory is still very low and now may be the optimal time to consider placing your home on the market.
