A new report identifies a 'shadow' inventory of homes that is predicted to flood the market.
Even as the Florida real estate market shows signs of a rebound, industry experts are warning that there are 11,102 properties in Sarasota, Manatee and Charlotte counties headed toward foreclosure. The Sarasota Herald Tribune is reporting that the expected flood of foreclosed homes could soften the market and drive down prices, based on a report just issued by RealtyTrac, which monitors foreclosures nationally. RealtyTrac Inc. is reporting that those 11,000 homes have yet to be listed, most are still owner-occupied, and the majority are valued between $100,000 and $300,000. It refers to these homes as "shadow" inventory. According to RealtyTrac, the median sales price of a non-distressed home in Sarasota County was $141,000 in February. …

Sarasota Police Department warns people to be suspicious of landlords taking cash deposits for properties not really for rent.
Sarasota Police is asking potential renters to do some research before paying a deposit for an apartment or home. A Craigslist rental scam affected two victims in the past week where both people responded to an ad, met with who they thought was a rental agent, gave the person a cash deposit and later found out the properties weren't for rent, according to police. In both cases, the supposed landlords told the renters they could occupy the property after it was cleaned, according to police. The first property, on the 1600 block of 32nd St., was toured on Dec. 4 and the victim met a man who called himself Gary. When the victim arrived at the home, another person showed up instead who said they were Summer King or Kung. The victim paid a $325…

Commodore Realty is putting on a full-court press just days before the City Commission is set to discuss a potential deal with Benderson Development Corp., for land on Fruitville and Beneva roads. Max D. Puyanic, owner of Commodore Realty, sent postcards depicting an illustration of a large commercial shopping center on the Fruitville/Beneva intersection, saying that's what Benderson would turn that spot in if it would get its way. I live within walking distance of the beneva / fruitville intersection. we as a family would love to have this shopping center built. The park in question is not one we use because there is no safe way to walk to it, there is nothing there other than flat land, I have honestly never seen anyone use it.
